The Processing Manager will manage the Mortgage Loan Openers and Processors to daily, weekly and monthly production goals, while ensuring the level of expected service, quality , compliance and eligibility of the real estate loans that are manufactured for investment by the credit union or sale to investors. This position will work with the staff in the daily reviews of the application pipeline and establish daily priorities for the staff. The Processing Manager will be responsible for having mentoring sessions with the team members to instill awareness and ensure competency in the use of the Symitar and Encompass loan origination systems and to ensure understanding of investor underwriting and eligibility requirements.  The manager will author and maintain workflow procedures and continually review them for efficiency and productivity enhancement opportunities.  The Processing Manager will work closely with the AVP of Mortgage Sales and AVP of Mortgage Delivery to ensure best of class fulfillment service levels.  The Processing Manager will be responsible for delivering acceptable pre and post funding audit results from investors, regulators, internal and external auditors.



Staff Management

  • Manages a staff of Loan Processors and Loan Openers

  • Ensures the following:

    • Openers receive and deliver early disclosure documents within regulatory guidelines and order services to assist processors in assembly of loan files

    • Processors complete the assembly of eligible loan files and move to the closing department in prescribed timeframes

    • All loan quality benchmarks, productivity standards, and client service levels are met or exceeded.

    • The processing processes operate smoothly, efficiently, and produce best in class NPS scores

    • Sufficient staff coverage is in place internally or with outsource partner to meet or exceed set service level expectations

    • A high level of data integrity and accuracy of all loans as measured by the number and severity of pre and post audit exceptions reported monthly by external and internal audit teams.

  • Recruits, trains, develops, mentors, coaches, and leads the team of mortgage processors and openers

  • Tracks, monitors, and manages all staff hours and overtime to maintain productivity and service levels.

  • Provide staff with continual, constructive feedback on performance delivers acceptable staff performance.

  • Ensures department communicates to internal sales staff verbally and in writing regarding status, issues, or additional requirements for completing the processing of loans within prescribed timelines

  • Leads staff meetings to communicate industry and company requirements and processes to maintain team unity and understanding

  • Exhibits accessibility to take on issues that have been escalated or deal with concerns that need immediate attention.

Pipeline Management

  • Reviews aging and prioritizes processor files daily and ensure refinance closings are scheduled to smooth out daily funding activity and to ensure all purchase closings are completed on the date designated in the purchase agreement

  • Monitors new loan flow and assigns files according company workload metrics to balance loads equally amongst team members and outsource partner

  • Evaluates current business processes and implements process improvements that result in improved communication, member service, or automation of routine and non-revenue producing tasks

  • Communicates and collaborates with peer managers in Sales and Delivery to ensure seamless interaction throughout the fulfillment process

  • Acts as the primary resource for the processing and sales teams for processing and procedure questions as well as use of the Encompass Loan Origination System


  • Maintains a dynamic and cooperative relationship with the other managers and partners within DECU

  • Maintains knowledge of regulatory requirements, including but not limited to (RESPA), Regulation Z, Regulation B

  • Develops engagement with Sales Management that will include but not be limited to attending monthly sales meetings and relationship building with sales management and staff

  • Ensures processors remain current with changes in DECU, investor and agency guidelines


  • Manages employees engaged in mortgage loan processing.

  • Carries out supervisory responsibilities in accordance with organizational policies and applicable laws. 

  • Responsibilities include interviewing, making hiring recommendations, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

  • Bachelors degree or equivalent work experience required.

  • 5 - 7 year of mortgage lending processing or underwriting experience

  • Minimum of 3 years supervisory experience

  • 3+ years of FNMA/FHLMC loan processing experience

  • Encompass experience preferred

  • Demonstrated ability to work in a demanding, fast paced, team-oriented setting

  • Working knowledge of PC (MS Windows and Office Products including Word, Excel, etc.)

  • Strong knowledge of RESPA, HMDA and CFPB guidelines, general knowledge of all mortgage lending regulations

  • Strong math and analytical skills

  • Excellent written and verbal communication skills

  • Demonstrated ability to prioritize, multi-task and meet deadlines

  • Ability to work varying hours and overtime if needed

  • Strong organizational skills

  • Ability to handle competing priorities effectively and within established timeframes

  • High level of integrity and trust; must be a team player with a selfless attitude

  • Ability to coach staff to meet designated goals.

       Ability To:

  • Operate a PC using the following software applications Excel, Word, and Outlook

  • Operate the Credit Unions financial software to access member accounts to perform loan processing functions

  • Bring a thorough knowledge of mortgage processing systems, integration and connectivity to other systems, and ability to problem-solve issues and interface between related parties to solution.

  • Step into each role within the mortgage origination and processing department and perform the job efficiently and effectively

  • Lead and manage subordinate staff efficiently and effectively


  • Salary Range: $98,200-$147,400
